Your account

StageParcel provides virtual staging tools for adults authorized to market real estate. You must be at least 18, supply accurate account information, and have authority to act for your brokerage, property owner, or client. Keep your sign-in secure and report unauthorized access. An account is not a subscription and signing in does not authorize new processing or charges.

Your account is private. We link previous orders only after the email address associated with the order is verified by our identity provider. Email aliases or different checkout addresses do not automatically match. Contact support if an order is missing.

Photographs and permissions

Address lookup may show third-party listing photographs and may return no results or outdated listings. Availability in search does not grant copyright or listing-use permission. Confirm the property and obtain all required permissions before selecting or processing a photograph. Upload or select only photos you own or have permission to store, transmit to our service providers, modify with AI, and use for the intended property. Owning a property or possessing a listing photograph does not necessarily give you the photographer’s rights. Obtain necessary photographer, owner, occupant, brokerage, and other permissions.

You retain your rights in originals. You grant us and necessary providers a limited license to store, copy, transmit, process and deliver the selected photographs to provide and support your requested service, document authorization and resolve disputes. This permission does not authorize us to publish your photographs in our portfolio, marketing or advertising. Remove unnecessary personal information before uploading.

Property packages, prices and processing

One property package covers up to 20 accepted source photographs of one property. The standard package costs $50 USD and includes any two styles you choose; each photograph is staged in both styles. The optional all-styles package costs $60 USD and includes all six styles shown at checkout. Review the exact photo list, styles, package and total before paying. No subscription or per-photo charge applies to this package.

After account creation, your first paid studio property is 50% off: $25 USD for two styles or $30 USD for all six styles. Only one property may receive the discount per account. Imported earlier orders do not use this studio offer. Saving a draft or a failed payment does not consume it. An unresolved checkout temporarily reserves it; unpaid payment windows expire after approximately 35 minutes once cancellation is confirmed. Successful payment consumes the offer. We do not silently replace a discounted total with a regular price.

Saving a draft does not charge you or start generation. Staging starts only after payment is confirmed and photo authorization is complete. Each selected original is processed separately for each included style, using that style’s versioned instructions. A two-style package creates two image requests per source photograph; all six styles create six. Furniture and placement may differ between views. Style gallery images are synthetic examples, not customer properties or guaranteed results.

Our processing target is under 10 minutes after confirmed payment and completed authorization. Large photo sets, provider queues and interruptions may take longer. This is an estimate, not a guaranteed deadline. Compare every result to its original before use.

We preserve the accepted photo identifiers and checksums, all styles and prompts, package, price, discount, permissions, policy version and acceptance time. Checkout freezes that scope. Additional photos or changed styles require a new reviewed order. Previously purchased work retains its original accepted price, terms and scope; importing it creates no new charge.

Photo-processing authorization

I own these selected photographs or have permission from all necessary rights holders to upload, store and send them to StageParcel and its service providers for AI virtual staging and delivery. I am authorized to request this work for one property. I authorize only the photos, styles, package and one-time price shown in this order. I understand AI may make errors, will compare results with originals, will not publish misleading property representations, and will provide required staging disclosures and access to unaltered photographs. Under 10 minutes is a processing target, not a guarantee. This does not give StageParcel permission to use my photos in marketing.

Review before publication

AI-generated images may contain errors even when instructed to preserve a property’s features. Compare every result to its original. Do not publish images that change geometry, windows, doors, fixtures, views, damage or other material facts, or place furniture implausibly. Virtual staging does not establish actual furnishings, dimensions, condition, construction feasibility, code compliance or market value.

You and your responsible broker must determine the applicable state, local, MLS and listing-platform disclosures. Keep originals, conspicuously identify virtual staging, and provide access to unaltered images when required. A disclaimer does not make a misleading image acceptable. We do not promise MLS approval, a higher selling price, a sale, or a particular marketing outcome.

Delivered results

Subject to the rights in your source photos and applicable terms, you may use delivered results to market the authorized property. To the extent we own transferable rights in delivered outputs, we assign those rights to you after any required payment. AI-generated elements may not be copyrightable, unique or exclusive. This does not transfer another person’s rights.

We retain originals separately from staged results. Downloaded staged files do not include an embedded disclosure label. Add the required disclosures in the advertisement and publish the original or a public link where required. Keep your own backup; this service is not a permanent archival guarantee.

Service, remedies and account closure

The service depends on hosting and image-generation providers. Completion times are estimates unless an accepted order states otherwise. We may suspend access to address unlawful use, compromised accounts, security threats or material breaches, and will provide an explanation when reasonably possible. Suspension does not eliminate applicable refund rights.

Contact support for corrections, account closure, privacy requests or disputes. Completed processing cannot be undone; unstarted work may be stopped where technically possible. Our Refunds & Corrections Policy applies. Nothing in these terms excludes nonwaivable warranties, consumer rights or liability. We do not impose an arbitration clause or restrict honest reviews.

Policy changes apply prospectively. A new version does not retroactively expand an accepted photo license or alter a paid order’s price. We may require renewed agreement before later use.
